What questions do I ask ??

Hi everyone , newbie here looking for some advice on what to ask while inquiring about this ad I've posted below. Obviously it's not as simple as this ad would have you believe. What are the other considerations when owning a few spots in an RV park ? I have 3 acres of land 15 minutes from lake charles that I'm converting into an rv park because of the shortage of parks for the refineries. I need 100k to complete the project. I am willing to sign rental for 2 lots that will rent for $500 a month each for a total of $1000 a month. Your investment will be 10k to own the rights to 2 lots. I'm doing this with a total of 20 lots to raise capital. The minimum investment is 10k and the maximum is 100k. This will be a great return on investment and I will not look for any other investors once the goal is met. Thanks for reading Thanks everyone !

Wetlands determination will be of utmost importance down here among other things.  Location will mean a lot as well. There are a number of RV parks already built and in the construction phase as well. I have a close friend that built and owns a 350 unit RV park in Lacassine, LA, about 15 miles from Lake Charles proper. Feel free to contact me when you get closer. The rental market here is off the charts and homes that could have been bought for 80K three years ago are now a 140K.  Its a  great time to invest here but you need to be selective in the areas.
