I need help with a deal!!!

I have someone offering a 2001 2/2 that looks very nice. Hopefully I will walk it tomorrow. They are asking $5000, because they need it sold soon. They are leaving town mid July. Surely I can get it for $4000, I hope. I plan on selling it for $13000 @ $450 a month for 36 months, with no money down. I need someone to help me with which contract I write up to hold it for $100 with the balance due after they move out. I'm hoping ot have it sold before they move out, but just in case I want to back out I want to know how to write up the contingency.

"No money Down"? Is that because lot rent and utilities are high?
I prefer at least 1k or even $500 down, seems to bring more qualified buyers also.
