property management software

Looking for a property management software for a mobile home park with some on site storage as well. Does anyone have any recommendations? 

Need to meter utilities, collect payment, store documentation, run background checks, etc..

There are a handful of solutions that can work for parks, each with a varying degree of complexity and associated cost. Over the years of running parks, we have evaluated dozens of these solutions and have engaged with and used several of them. If you are on a limited budget, you may want to do it all yourself with Excel spreadsheets and Quickbookd, but keep in mind, that is extremely labor intensive and you will leave yourself exposed to mistakes.  The next bump up is to consider a software like StayList or Rent Manager. While they are not expressly designed for parks, they tend to work fairly well and are inexpensive.  On the other end of the spectrum, if you want the best and most complex money can buy, you may want to consider solutions like Yardi, Appfolio, Buildium, and several others that are completely customizable, but expensive.  IMHO, solutions like those also require a PHD, so most real estate folks simply don't have the time to uncover the horsepower they can deliver.  After years of testing, we prefer a solution in the middle, one that is designed for MH/RV parks and is fairly intuitive, yet affordable, which we found to be the case with Manage America.
