Hi. Does anyone know of any lender that will loan on investment properties with a 20% down payment vs. 25%? I have heard that there are a few out there. Thank you in advance.

I know 30-year fixed lenders doing 20% down in the low to mid 4's. You'll need a 680+ credit score and the property needs to cash flow.

On a MFH that is being sold on the secondary market the DP will need to be 25%. You may find a lender willing to warehouse the deal but those are very rare. Likely the rate will need to be higher as this would be considered a non QM

There are many private lenders that can do 20% as Ernest said.

Conventional lenders are limited to Fannie guidelines which would be 70% for 2-4 units. A DSCR lender can get you 20% down. All the best Stephanie

There are many private lenders who offer 20% down on MF investments. There are some who offer 10% down to experienced investors, if the numbers add up. The world is yours!!🚀

Would this apply to say a multi-family investment such as a duplex or triplex?

@Varouj Asdourian There's a lot of lenders that can do this. Some has restrictions where they can lend 80%, but for the most part, the downpayment is 20%. Happy to help you with if you're still looking.
