In today's Sellers Market in many places people are paying above asking price.

The chance of finding a no money down in this type of environment is slim.

@Marjo Naci, to be clear "no money down" is not the same as no money needed.  As noted, there are some, but they are few and far between, lenders that will do 100% financing for various investment types.  These are typically private or hard money lenders, and you will have fees and reserve requirements, if you can even find one that still does this.

Owner financing is another option, but seemingly harder and harder in this market, since most sellers have no trouble unloading properties given all of the demand now.

While not technically "no money down", but it can be no money to YOU, bringing in capital partners to fund the deals.  You do the work, they put up the capital.

Read the book “Nothing Down” They used to offer classes and stuff, maybe they still do, I just got the book out of the library though. Common sense isn’t that common but if you have it you too can do it. I read the book, and tons of others, in 1995 and now I own office buildings and warehouses and other stuff in five states. True story. Get into it!

USDA loan and try to get the seller to cover your own closing cost.

You'll need a reserve of 6 months of expenses for the bank to approve you with a loan in the current economy. Another idea is owner financing for a year or two.
