When new sellers call and hear the voicemail what should my say?

I have just got a new vanity number and I have sent out targeted letters, bandit signs and postcards. When the potential seller calls what message should they hear so that they can leave a voice mail and still be interested and motivated and not just hang up?

@Brandon Krieg 's remarks above are dead-on.

The best practice is to ANSWER THE PHONE - you or someone that works for you. If you can't, the next best thing is a voicemail message that states the same business name that was on the marketing material. If they called Acme Home Buyers, your VM better say "Thank you for calling Acme Home Buyers...". If you voicemail says "Hi, this is Wes, leave a message.." callers will abandon like they're jumping off the Titanic. We've seen 80%+ abandon rates when the VM sounds like a personal VM and not the "business name" that was on the postcard or other advertising.

I realize people have full-time jobs, etc., so there are reasons that at least for now VM is your best option. But as hard as it is to generate REAL motivated seller leads these days, I'm just amazed that some people are spending $100 to $200 to generate a phone call and they let it go to VM with a personal message or even worse, it says another business name (your contracting business, appraisal business, etc.).

We track every call and capture the info. We can also record calls so you can monitor how your employee or virtual assistant is handling your calls, etc. We'll be putting out a free/public video next week with education on this very topic - How Successful Investors Handle CALLS. I'll post it when available...
