Post: Bandit Sign- One side or two sides

I am going to print bandit signs that I will put on trees as well on the ground using stakes to put on street corners. Should I have the bandit signs printed on one or two sides? What color sign and print is most effective?

I have only sent out to Absentee owners and have gotten a good response, about 15%. I haven't tried the rest but I heard the pre foreclosure list isn't the best because there are other ways to find out preforeclosures before they are on one of the searchable lists so often times they have been contacted by many others before you.

Great questions. What I do is always try and pick up the phone call even if I am out since that is a warm lead. Then I let them know that I am out of the office and don't have the info on that particular house and will have to call them back but will need some information from them to give them a fair offer. So I let them talk about there situation to see how motivated they are, then I let them tell me about the house specifics such as bedrooms and bathrooms and condition of the property. After getting the info I tell them I will call them back with an offer. And yes it would be good to always keep a note pad and pen or write this on your smartphone if you have one.

I don't know of any that do title work for a flat do a flat fee in NY. Most a percent of the sales price. What part of NY, average price of the properties?

I haven't heard of the stamps are mailing costing less if you send out in bulk I have to check with the post office and they said the Forever stamps was the cheapest at $0.49 and will go up in January. Your targeted approach to post cards or letters is great and will get you some good result of around 15 percent. Mailing and writing and sending them out yourself will cost less than having a company do it however you will need to have the time in order to write these letters yourself, do you have the time?

I was thinking of offering $35k and going up to $50k. and wholesaling it up to $85k. I have time but not sure if this is a long drawn out process since there is a life state.

One of the responses that I have received from an absentee owner is that her and her two brothers all have ownership in the property and have a life estate. The two brothers currently live in the property and dont want move out, they both have terrible health and are in their 50's. The sister says they are drunks and constantly in the hospital. Would it be worth it to try to convice these two brothers to leave? or wait for them to pass away? (sorry to be to forward). Sister says she will take anything on the sale of the house as long as we can get them to sell. The house is worth about $150k. Your thoughts.

Money can be made in any city but in some cities there is more to be made than others. I have a few buddies that have investment properties in Detroit and they are making some money there on rentals

Hi James

These attorneys are contacted by many people everyday from emails and faxes and regular mail. I would suggest that you give the attorney a call and let them know that you want only 10 minutes of their time to meet with them because their time is very valuable. Once you make them feel special then they will give you a few minutes to personally meet with them and that will give you the results you want with a probate attorney.

I believe Jason wants to customize them for each person

he is mailing it to so he cannot make copies on the copy machine.

II'm not sure if a regular printer would make it look hand written so I would suggest during the day when you have a few moments write 10 to 20 letters a day and mail them out as you have them ready if not you will have to need to have a company do them for you, generally they cost about a $1.10
