In my opinion not much profit for that in Detroit. How about going outside of Detroit?

I would pass there doesn't seem to be much in the way of positive to take on the risk

I was in Detroit about 2 months ago looking at investment properties, it depends on what your goals are. If you're looking just for cash flow rental income then you can make money in Detroit on section 8 (or regular tenants but higher risk of non payment since economy is not too well) but if you're looking for property appreciation I don't think you would want to invest in Detroit.

Thanks guys for your exprienced suggestions. So best practice is to pick up the phone immediately if possible. If not leave a professional voicemail, now I just need to decide whether to keep it professional but not detailed as Dev and Brandon suggest but will get many voicemails or go with Michaels suggestion of detailed voicemail that would weed out many callers that might not go anywhere. Mmmmm. Will need to think about this.

I have just got a new vanity number and I have sent out targeted letters, bandit signs and postcards. When the potential seller calls what message should they hear so that they can leave a voice mail and still be interested and motivated and not just hang up?

I have created a postcard and sending out other targeted written letters as well as have a website up and running now. I'm just starting to do wholesale and I was wondering if I will be wasting money on mailers if they work or if they get confused with other junk mail.

Your thoughts?

I would say try to structure a land contract with the seller for you the pay them back in installments over a period of time. It will not be worth getting a mortgage on all these properties it would cost too much from a closing cost perspective.

You need to find out how much are the property taxes and insurance on the property to find out if it's worth it or not. you should definitely go check out the condition of the property as they might need major repairs. More information is needed to give you a better answer.
