Any small towns in CA that cashflow?

Question

Currently out of state but wanting to diversify and get something semi local. Prices are falling a bit lately.

I am thinking Redding, Red Bluff, Oreville, Any small towns that are more affordable. I have been told to stay away from Clear lake. Anyone have any other suggestions? Love to get something that needs work that I can force equity in and turn into a long term rental. I am in Northern CA based in Sacramento but dont mind driving a few hours. Any advice would be great!

You could look in the San Bernardino area potentially. Twentynine Palms used to cash flow well, its tougher now but things can still work.

They have 160-180k houses on the MLS that you can buy and do a 1-month rehab for 15-20k all in, ARV 250k, rents for 1400-1600 depending on location/amenities.

Central Valley Fresno, Visalia is a super hot market. Last year there were hundreds of thousands of families that migrated from the Bay and LA to the central valley. Check it out:
