Insuring Dilapidated Apartments - Pre-renovations

I recently purchased a dilapidated apartment complex in Rural Alabama. I have secured funding to renovate the complex. However, I'm having trouble insuring the units. Is there anyone out there that can help me insure the units in the pre-renovation condition? As the buildings are renovated, I plan to move them to a policy in the ARV condition.
