I recently purchased a dilapidated apartment complex in Rural Alabama. I have secured funding to renovate the complex. However, I'm having trouble insuring the units. Is there anyone out there that can help me insure the units in the pre-renovation condition? As the buildings are renovated, I plan to move them to a policy in the ARV condition.

I’m a new landlord. I’m planning to manage my properties, in order to learn the business. I’m interested in using an online service to advertise, process applications, present lease, run background check on potential tenant and perform credit check.  Which online service provide the features listed?  Which service do you use?

In order to apply for a loan to renovate 16 units at a complex I recently purchased, the financial institution is requesting a business plan. I’ve written the business plan. However, I would like to compare my plan with one that has been written by a seasoned professional. If you have written a business plan, will you please share it with me?

Yes, the complex has 6 duplexes and 1 quadplex. 

I recently purchased an apartment complex with 7 buildings and 16 units.  These units requiring extensive renovation, due to many years of maintenance neglect.  6 of the units are occupied with tenants.  These tenants are not under a lease and paying month to month.  Should I ask the tenants to vacate the units, while the complex undergo a major renovation?  Your recommendation/response is greatly appreciated.
