I recently purchased a dilapidated apartment complex in Rural Alabama. I have secured funding to renovate the complex. However, I'm having trouble insuring the units. Is there anyone out there that can help me insure the units in the pre-renovation condition? As the buildings are renovated, I plan to move them to a policy in the ARV condition.

In order to apply for a loan to renovate 16 units at a complex I recently purchased, the financial institution is requesting a business plan. I’ve written the business plan. Yes, the complex has 6 duplexes and 1 quadplex. 

I recently purchased an apartment complex with 7 buildings and 16 units.  These units requiring extensive renovation, due to many years of maintenance neglect.  6 of the units are occupied with tenants.  These tenants are not under a lease and paying month to month.  Should I ask the tenants to vacate the units, while the complex undergo a major renovation?  Your recommendation/response is greatly appreciated.
