Mold remediation

Not sure what topic area to put this under but I am the buyer in the scenario that follows.

The deal:

Triplex with solid rental numbers (currently 2 units occupied)

Verbal offer accepted by the seller is that he will pay for mold remediation. We will then split the boro's inspection costs. Because he resides across the state, he has asked for recommendations for a mold remediator. I have found both a reputable mold remediator and a third party tester for the seller to use. After the mold scenario plays out and the boro's inspection is complete I will follow up with another full inspection from my inspector. I'm going to use either a conventional loan or cash purchase.

1. Do you think the order of inspections is correct on my part? I'm shielding my money until the end.

2. Do you purchase properties with mold? If so, why? If not, why?

3. If you have purchased a property with mold, has it come back? If so, did you DIY or hire out?

4. If you have purchased a property with mold, remediated it successfully, what is one lesson you learned that you wish you would have known prior to the scenario?
