Using inspection report of the last offer?

Seller has received the inspection report of the prior offer. Offer failed in financing.

I am considering placing a new offer.

Can I ask for a copy of the previous inspection report?

There is no harm in reaching out and asking for it but the previous buyer is under no obligation to provide it to you. You could try to ask your real estate agent to request it from the previous sellers agent. There is no guarantee this would work either but a good agent with a solid network may be well connected enough to pull some strings and do this on your behalf.

I've done it before, the previous buyer fell out due to financing issues and the seller offered it to me and showed me the receipts of all the things they did.  My real estate agent told me that the inspector that was used was reliable and I went with it and saved about $600.  All the major things were fixed from the report and the rest was just small stuff.  I didn't have to pay for an inspection and they didn't have to prepare for one.  My seller offered but it doesn't hurt to ask especially if you are already under contract and it provides an inspection contingency.

the inspection report belongs to the buyer who placed the offer that fell through, not the seller.  Get your own inspection done.

Absolutely! It's always worth asking for if they have a copy that they can share with you. Still smart to have your own inspection done as well though because things can change over the course of 21-45 days

You can definitely ask to see the previous inspection report. As a buyer, you want to be sure of your investment. However, if you weren't the one who purchased the service, if the report had errors, would the inspection company be liable? Hopefully, it is a detailed and reputable company. Good luck!

Yes you can, but the seller is not obligated to provide that to you.

I wouldn't assume the seller has it. How do you know the 1st offer got an inspection? How do you know they provided a copy to the seller?
