Interested to hear any insight on the Pros and Cons of investing in out of state markets.

You do need to know your market. I invest in Mississippi although I currently  live in California but I lived in Mississippi for 20 years, so I know the market. For cash flow it can't be beat, but for appreciation it is not so good and it is easy for out-of-state people to overpay and not know it. Always check zillow and realtor.com estimates. And know the neighborhood.

IIll try to keep it simple because this is an action packed question.

Pros:

Cheaper than your current market possibly and you truly learn how to manage people in a way not many can.

Cons:

Managing people in a way not many can. Ive lost a lot of money because people dont do the job I need them to do in the time I need it done. There is something lost when they know you are not there and you are essentially just a voice on the phone. You really need to be organized and ready to stay on top of people or they will lose you money. Vet all members of your team but ESPECIALLY your PM.

I'm trying to learn about the same exact thing. I would assume that management is definitely a con but the cash flow can be so much better depending on where you invest. I heard that Arizona and Alabama are great markets as of now with a lot of future development coming up. If I were you, I would pick a market that is somewhat close to where I live AND has a much better cash flow. If there is cash flow, appreciation will come. Call an experienced investor agent and get your team together. It is crucial that you start comparing numbers in different states and counties as fast as possible.

Pro- Diversification in your portfolio is always a good thing.  If you're in a large enough market with tons of submarkets then you may not have to go out of state.  If your market is small or overpriced then going out of state may provide you with the diversification you need.

Con- At the beginning of your journey you can't tread investing out of state lightly.  Lots of research is required and it may require you to invest in visiting those markets and developing a team and/or partners.  At the end of the day even though it's out of state, you need to know enough about the market so it feels local.  If you're not willing to do that then I stay local.

It depends on the market that you are in. Many investors invest out-of-state because their backyard is simply too expensive and/or because it does not cashflow at all. You want to find out-of-state markets that have hype and where there is economic activity.

Columbus is the new hype right now. It has a ton of tech activity going on right now. It is the Seattle of the midwest. I would look into it. Shoot me a PM and I can send you a neighborhood grade map and my contractor list.
