Seller stay after closing

Hi. 

While closing a on a property that I’m going to occupy as my primary residence the seller asked if they can stay in the property 3 days after closing to pack and move to TX from TN.

I understand the risk I’d be taking on as the owner of the property at that time, my question is what have you all done or would you recommend I do in the scenario to protect myself and property?

     Above everything else that you should get, hold some of the sale proceeds in a third party escrow to be released after they have satisfactory exited the property without damages and all rents paid. Make sure the amount is substantial enough to encourage them to leave. When I did this last we held $10k in escrow. The seller got out promptly, left the place clean and undamaged.
