Land Survey Needed?

I'm planning to sell a 40 acre residential parcel in southern Nevada. I have the GPS coordinates of the land. Is there any reason to get a land survey done before putting it on the market? It is my understanding that it is up to the buyer to pay for the survey if they request one.
