1031 Exchange about to Start....No replacement in sight!!!!

I have an investment selling/closing December 28th, I originally was going to roll these funds into a JV with a friend but they had to close sooner than I could get the funds, so that fell through. Now I am caught in a pickle and can not find any decent asset to dump these into. Any suggestions?

I'm just down the road from you and we, too, are currently struggling to find deals where the numbers work. We've got a couple of new construction properties going up now, but we have clients similar to you that have money burning a hole in their pocket, but we won't pull the trigger on deals unless a very clear exit strategy is there. I don't like to throw darts at a board. You're not alone. I'll PM you since we're so close geographically and I'll let you know if something comes across our desk that might make sense. How much do you need to deploy? What types of deals fit your comfort level?
