Is Zillow lease good in CA?

Question

I’m leasing a resident in CA and have been using an older CAR lease for awhile. Does anyone know whether Zillow has a current CAR lease? Are Zillow leases good? Thanks!

I wouldn't use a boiler plate lease, especially anywhere in the Bay Area. I'd use a highly proficient real estate attorney.

You may want to look into the California Apartment Association leases.

Have you looked into the leases from BiggerPockets? I personally use them, but I did adjusted some of the terms and clauses to better fit my specific situation.

Hello Christine, in the course of my career I have reviewed several lease agreements that have come from Zillow, or one of their competitors.  While there is a lot of good information and standard set of clauses in those documents, I have found that in a majority of cases the leases don't have a lot of detail.  While it isn't possible to plan for every possible contingency and include such language in a lease, or other legal document, there are some basic things that you want to be sure to include.  Some examples are: where the tenant should send the rent; how to reach out to the landlord; the anticipated timeframe for the landlord to reach back out to the client; the rules and regulations governing when, how, and why a landlord may visit the property; when rent is considered late and what the late fee will be, if any; the specific terms and conditions for that particular tenant, if different from other leases and tenants; how the security deposit will or will not be used; and any other state, or other governmentally required notice, term, condition, or clause that must be included.  A good place to find such information is on the state, county, and/or city government websites and then looking under terms like, "housing," "business," "landlord," etc.
