Want feedback on experiences with quiet title suit

I am planning to buy over time a number of properties at tax sales in Philadelphia. I am wondering if any investor on this forum has done a quiet title action here in Philadelphia. If you have I would appreciate knowing the particulars—how long it took, whether the process was smooth, and how much it cost you. If you feel you can recommend the attorney you used, I would like to know his name. You can reply with a public answer here or message me privately—whichever you are most comfortable with. By the same token, is there anyone who has gone the route of certification with a company like Tax Title Services, and if so, did you have a problem getting your buyer’s title company to accept its certification?

I have had to do it once- not cheap and very time consuming. Make sure to leave plenty of room in your numbers. I don't have the exact figures but it was 6+ months and I think close to $10k
