looking to sell

I've been a buy and hold investor for 20+ yrs.  Now retired and traveling I'm thinking of selling and investing in dividend ETF's for income rather than rent.  Trying to decide if it's better to improve the property to appeal to more to buyers or sell as is in this Denver market. The property is a single family home, large lot, south facing, in a good school district, Centennial, Co.

Hi Marysue, I am finding that updated, move-in ready properties are selling faster and easier these days in our market. A big factor is price-point for the location however, and how the property compares to similar recent sales of course. If you want to share the address I'd be happy to help strategize. Our market has been pretty slow for the past 3 years but has picked up recently as interest rates have come down and buyers seem to be coming off the sidelines.
