thanks.  I've been encouraging my daughter to do this and was hoping to hear no problems with it.

Just to clarify, are we paying 2/5 tax on the appreciation of the new property only or is it 2/5 tax on total appreciation.  Easy round number example: 1st house bought at 200,000 sell for 600,000.  2nd house bought for 600,000 sell for 700,000.

Interested is strategies for selling long term rental of 8 years. As our market changes and becomes less landlord more tenant friendly we are looking to sell our long term rental. Does anyone know if selling w/ 1031 buying new rental; then renting the new property for 2 years before moving into the property would avoid any capital gains taxes? If this is helpful how long would we need to live there to reduce capital gains taxes before selling the property?

We did issue a non-renew w/ 90 days notice.  We do plan to remodel a bath which would not be possible with a tenant living there.  Thanks for the heads up for future planning.

Hi,  Does anyone have experience either using Bilt Credit card to pay rent or collect rent?

thanks Lucas and Chris!  That's exactly what we did,  Follow state guide lines that we are not renewing.  It went better than expected.  She is not out yet but I believe there won't be a problem.

We have a difficult to deal with tenant.  She pays on time but I still want her gone.  Her lease is up at the end of May, 2024.  Is there anything I should know before I just don't offer renewal of the lease?  Do I have to give a reason if I still want to rent the property?  I do plan on some reno before relisting the property.  I've always had tenants move on on their own after years of renting. It's a single family home in Centennial, Co. Currently renting for about $500 under value. 

I have a rental home in Centennial, Co (couldn't find Centennial on the Colorado city options).  I currently have a single mom in the property .  She originally moved in 6 years ago as a couple w/ 2 children,  they got a divorce last year and she stayed in the house.  She pays the rent on time but is generally difficult to deal with.  She makes it very tough to get in and do any repairs even though she likes to complain about things.  I want to not renew the lease.  Is there anything specific I need to consider regarding rental laws in Colorado or Centennial?  Can I just give 90 days notice we won't be renewing the lease, no reason necessary?
