I believe it was the purchase of the building that caused the tax increase. We bought the building at a considerably higher price than the previous owner who purchased it vacant. Our Marcus and Millichap realtor assured us it would not cause tax increase. We've sent numbers to the tax evaluator and have gotten no encouragement. He basically said we are out of luck. If anyone has more ideas keep them coming. Thanks!!!

Any recommendations on how best to appeal tax assessment on a multifamily property in the state of MO. Our property tax just went from 5,000 to 13,000.

Hi, We have 4 LLC's and have named them w/ letters representing the State they're in, then the City, then the house type (like D for Duplex) or the street name. This way we can easily keep them straight and can add more LLC's with out duplication or confusion. Example: ARC Rentals LLC

I would also like to hear more about your company. We have 2 small multi family (29 doors) in the Carondelet area. Do you work in this neighborhood? What class property do you focus on?

Thanks Matthew. We are assuming we will get less wear and better installation if we require a professional install the AC and that way we can see what size unit is installed. If the tenant installs we won't be able to check the unit for size and if fuses blow it adds to our expense. We have just told the tenants size requirements last summer but we still had trouble with the fuses. I can add requirements to the lease but these are existing tenants who have already signed leases.
