Creative Financing Explained But You Still Need Some Money - Cash or Credit, why is that? 

Because you have closing costs, unpaid taxes to bring current, unpaid mortgage payments to bring current, some money to the seller, carrying costs such as mortgage payments, insurance, sometimes HOA payments and so on.

There is a series of questions you need to ask the seller before you can determine if it's a good deal to buy without using a bank. If you don't know those questions, get the help of an experienced investor who has bought off market for a long time. 

It's a good way to invest, once you understand how it's done.
