Looking for an agent
Hello everyone,
I’m currently working on purchasing my first investment property and have been speaking with a few real estate agents, but I haven’t really felt a strong connection with any yet. I’d love any referrals if you’ve worked with agents you recommend, especially investor-friendly ones.
I also wanted to ask about everyone’s experience when interviewing agents. Before moving forward, I’ve asked a few if we could run through a deal together so I could get an idea of how they analyze numbers and work with investors. Some agents have been very open and helpful, while one explained he couldn’t run numbers until we signed a contract, which felt a little off to me.
A few agents have already started sending me properties, which has been helpful. I’m just trying to learn what’s normal in this process versus what might be considered a red flag when choosing an agent for investment properties.
Any advice or experiences would be appreciated!

You're doing it the right way by interviewing agents, honestly that alone puts you ahead of most first-time investors. A good investor-friendly agent should be comfortable talking through deals, rough numbers, and strategy before you sign anything, so the one refusing to do that is at least a yellow flag. What you want is someone who understands cash flow, ARV, and can tell you why a deal works or doesn't, not just send listings. Also, pay attention to how responsive they are and whether they push deals or actually challenge your assumptions. This matters even more if you go out of state, especially in Midwest markets, where your agent is a big part of your "boots on the ground" and can make or break your first deal.
