To Duplex or not to Duplex…

Bigger Pockets Leads, 

I’m excited to share that I’m currently working with a lender and have officially received my first DSCR pre-approvals for investment properties. As a first-time investor, I’m currently being positioned toward duplexes, triplexes, and fourplexes while I continue building my experience and portfolio.  I am currently in the Hampton Roads, VA area.  

My long-term goal is to scale into larger turnkey multifamily assets and eventually apartment complexes. Right now, I’m focused on truly learning the operator side of the business — underwriting, acquisitions, property operations, asset management, and building sustainable cash flow the right way.

For those who have already scaled from small multifamily into larger apartment deals:

Did you wait a full year before moving into larger assets?

Or were you able to leverage your first acquisition and relationships to transition more quickly?

I’m especially interested in learning how experienced LPs, GPs, and operators structured their early growth phase while protecting liquidity and reserves.

Looking forward to learning from the group and continuing to grow as a serious long-term investor.   If you have any advice, I am open to listening.

You should use traditional loans first because you will get better interest rates. DSCR loans are for when you have reached a limit using traditional loans or your DTI ratio is too high.
