I’ve been able to fly into Knoxville my whole life, not really sure why this is a big deal🤷‍♂️

Your question has illicited some interesting comments. I find schemes like the self styled "checkbook control LLC" a disaster in the making, as they are non compliant. You simply can not have unfettered access to the quslified funds, period. Your comment, Dan, makes as much sense as saying, “Don’t invest your self-directed retirement money into debt because you will only have to follow the rules.” Yes, there are rules, but they are remarkably easy to understand and follow.

We've been lending from our SD 401k plan to local house flippers since 2010. It's been a great business (sorry, Dan, it's a business) with strict rules that are easy to follow, and it has allowed us to retire comfortably. I started investing in an IRA from my very first paycheck from my first job after college. I eventually converted that into an SD IRA, and ultimately into the SD 401 (k) plan we have today, along with my wife.

You look somewhat young in your photo, Jonathan. If not having access discourages you from investing in a retirement plan, reread this thread in thirty years and see if you then agree. I don’t know what “a lot of work” means, but all investments require some effort. Lack of access to the money isn’t a good reason to avoid investing in a retirement plan, if that’s what you’re suggesting. Of course, nothing precludes you from investing in a retirement plan as well as separately with your after-tax, personal funds. Enjoying the benefits of tax-free or tax-deferred growth has been the stronger motivation for me.

 That’s funny, I’ve had people tell me how “lucky” I am to own all these rental properties. It took me 30 years of living below my means and saving to get where we are!

Agreed, it is market specific, we do not supply washers and dryers, only the hook ups. I pay for refrigerators, stoves, microwaves and water heaters, the rest is on my tenants. I did have a tenant leave a washer and dryer a few years ago and I was able to charge $50 more a month for it though.

You really can't invest IN a 401K, you invest THROUGH a 401K.  Unfortunately, the things you can invest in through your 401K are typically mutual funds.  Mutual funds will have costs and fees, not all of which must be disclosed.  As a result, Wall Street takes a big portion of your potential profit.

When I finally figured real estate out, I had most of my money tied up in a 401K. I could not get at it for real estate investing unless I quit my job.   If I had not been so diligent about funding my 401K retirement account, I could have retired much earlier.

The company I worked for allowed us to self direct our 401k. I averaged 16% per year from 2000 to 2016 when I retired. Not all 401K’s are like that though. Most of my coworkers did not take advantage of it either🙃

The economic cycle consists of phase 1 expansion, phase 2 peak, phase 3 contraction, and phase 4 recovery. A country can be stuck on a specific phase for several years. That being said with everything going on in the USA since COVID politically and economically. I believe we are in phase 3 contraction phase as a country. Hopefully things get better in the next 2 years or less. Which phase do you personally think we are in and how do you think things will improve? 

This is not my chart, I just like the way it looks and I think it is pretty accurate on where we are at. You are right, each phase can take years.

What problems with Steadily? Did you have to file a claim?

 No, no claim, they quoted one price and then it went up substantially

I hate insurance, I’ve been paying mortgage insurance for 40 years on my personal houses and never had a single claim. Two years ago they raised the insurance price more than double. I switched insurance companies, and then this year they raised it by 30%. Its a never ending fight!

I make more managing my SDIRA myself than I would investing with anyone else. I wouldn't pay a fee to anyone to manage my money. I self directed my 401K while I was working at Motorola from 2000 to 2016 and averaged 16% over that 16 year stretch. I've made way more than that in my SDIRA since I retired in 2016. I know, I know, I was lucky, the real estate market was easy from 2016 to 2022, but I did it without paying anyone a fee. P.S. - IF I ever did invest with someone it would be with @Brian Burke though. He is a rock star.
