 I got a call from a realtor that I’ve worked with since 2004 on Dec 26 2016, he had a client that needed to close before Jan 1 for tax reasons. We paid cash for the house and closed on Dec 31. There was a renter in it when we bought it and the same renter is in it today.

Since depreciation is not factored into a SDIRA account, it removes some of the benefits of rental real estate.

Depreciation is factored in on real estate if owned in a SDIRA IF there is debt on the real estate. The SDIRA can use the income depreciation (% that is financed) to offset the UDFI on Form 990-T.

Be very careful who you hire to sell your properties! Go with agents who have sold 50+ or even 100+ million and have teammates to quickly respond. I have been working with a teammate for a few years now and feel it works very well to be able to schedule/respond quickly to both buyers and sellers. You are better off even going with Redfin then some of these agents :X

I was selling a house earlier this year and I listed it with an agent that I've worked with for over 20 years. I reached out to another realtor to let her know in case she had a buyer and the response I got was "I don't work with buyers!". I thought that was strange but she says buyers are too complicated and she refuses to work with them. To each their own but it seems like she is missing out on a big percentage of her target market.

I'm a big believer in SDIRA. I'm also a big believer you don't need to pay anyone to do it. It isn't hard. All of the material needed to do it is online and FREE... No one should pay anyone for something that is so easily accessible for FREE. 


I only dabble in the stock market too and this is my Fidelity account since Jan 2024. 

Bravo. I could show you my real estate portfolio but let's just say, I can buy below value, using leverage, it makes a lot more than that with less risk, plus it gives me tax write offs. :-)

Haha, anyone saying they can get a higher return in 24 months than 259% is NOT someone I would invest with.. Just sayin.

My point was really that nobody should pay for an SDIRA coach that loses 60% in a stock market that’s been going up for a long time.

We broke our own rule this weekend. Our cabin is only big enough for a couple or a couple with little kids. We say that 4 adults aren't allowed. But we got a request saying that their kid lives next door to us so there would be 4 adults. I agreed because their kid lives next door and they knew it was small. 

I got this picture from them on Sunday. At least he was upfront about it, said he would pay. No explanation but I think we all know what happened. Somebody got mad, locked the bedroom door and somebody got madder and punched thru the door! Luckily there was no more damage and he is paying $411 to replace the door. 

  My question to everyone is "how would you rate them on AIRBNB?".

A simple option is to offer something like Sling TV, YouTube TV, or Hulu Live and just include the sports package. Some hosts also leave instructions so guests can log into their own streaming accounts through Roku.

It really depends on your target guests. If you’re in an area that attracts a lot of sports fans, the small monthly cost of a streaming package might save you from repeat complaints.

Thx, we haven’t had a complaint for two years so I’m not too worried about it. Thanks for all the insights.

We just had a guest complain because we “only” had Roku TV. We didn’t have sports channels. What does everyone else offer? I’m not a sports guy but my understanding is Roku offers free sports channels and if you have your own streaming subscription you can connect thru Roku.

This appears to be tenant caused. Do I ask the tenant to pay all $400 for the bill?  Split the bill?  It’s the tenant’s 2nd month. 

First off, get a new plumber. $400 is ridiculous for snaking a sewer line. I would pay it this time but warn them that it is on them from here on out.
