I'm a big believer in SDIRA. I'm also a big believer you don't need to pay anyone to do it. It isn't hard. All of the material needed to do it is online and FREE... No one should pay anyone for something that is so easily accessible for FREE. 


I only dabble in the stock market too and this is my Fidelity account since Jan 2024. 

Bravo. I could show you my real estate portfolio but let's just say, I can buy below value, using leverage, it makes a lot more than that with less risk, plus it gives me tax write offs. :-)

Haha, anyone saying they can get a higher return in 24 months than 259% is NOT someone I would invest with.. Just sayin.

My point was really that nobody should pay for an SDIRA coach that loses 60% in a stock market that’s been going up for a long time.

We broke our own rule this weekend. Our cabin is only big enough for a couple or a couple with little kids. We say that 4 adults aren't allowed. But we got a request saying that their kid lives next door to us so there would be 4 adults. I agreed because their kid lives next door and they knew it was small. 

I got this picture from them on Sunday. At least he was upfront about it, said he would pay. No explanation but I think we all know what happened. Somebody got mad, locked the bedroom door and somebody got madder and punched thru the door! Luckily there was no more damage and he is paying $411 to replace the door. 

  My question to everyone is "how would you rate them on AIRBNB?".

A simple option is to offer something like Sling TV, YouTube TV, or Hulu Live and just include the sports package. Some hosts also leave instructions so guests can log into their own streaming accounts through Roku.

It really depends on your target guests. If you’re in an area that attracts a lot of sports fans, the small monthly cost of a streaming package might save you from repeat complaints.

Thx, we haven’t had a complaint for two years so I’m not too worried about it. Thanks for all the insights.

We just had a guest complain because we “only” had Roku TV. We didn’t have sports channels. What does everyone else offer? I’m not a sports guy but my understanding is Roku offers free sports channels and if you have your own streaming subscription you can connect thru Roku.

This appears to be tenant caused. Do I ask the tenant to pay all $400 for the bill?  Split the bill?  It’s the tenant’s 2nd month. 

First off, get a new plumber. $400 is ridiculous for snaking a sewer line. I would pay it this time but warn them that it is on them from here on out.

I see lol definitely an unfortunate time at the moment! Bit nerve racking. It’ll sell just who knows with everything going on.

What’s your asking price? Just a quick look on realtor.com shows most houses at that square footage in your area is $275K - $300K.
