No. That will blow all over and rip. By the way...that is a fugly looking item. Why do you even have it? Maybe try those slats that fit inside the chain links?

$9/ft! No way that is being put in one of my places unless the tenant does it themself. I agree it's fugly and I'd just take it down.

I have a few that I like to work with. Guild Mortgage in San Antonio, Helen is the best! When I stopped being able to get conventional loans I started with some hedge fund guys that consistently beat everyone else’s DSCR terms/rates. He can respond if he wants to.

I only buy in Comal and Guadalupe County. I’ve bought more in Guadalupe than Comal. Comal County went absolutely ridiculously high in 2018. Here is a pic of the Travis county website you need to register with.

The company that handles many MI auctions sends people to the property to provide their observations of it in the listing.  Yesterday, in Mason County there was a property listed with this in the description: "We didn't get a good look at the inside as our inspection was interrupted by the discovery of a deceased person We may provide more details after the scene has been cleared by law enforcement."

This clearly scared off some bidders.  The property sold for $27k in an area of houses valued in the low $200s.

Trust me, I’m not giving up going to the auctions. I have some really nice B class rental properties that I have bought for cheap at the sales.

That is what it has been like here in Texas the last few years. INSANE prices people are paying for properties. They act like they won the lottery when they over paid 4X for a piece of crap house in a bad neighborhood.

I wonder how many people have gotten to the point where they actually live that dream? Or do you still work on something, while your RE portfolio is doing it's thing?

There is the financial side of it: at what point can you afford it not to work and basically retire based on passiv income? How much equity does it take (I think a better metric than # of doors)? And how do you handle large capex like new roofs or kitchens? 

And then there is the mental aspect: are you actually satisfied with what you have built. Do you feel content to just leave it at that and stop growing something? Or do you still feel the itch to build? 

I think a lot of investors are entrepreneurs at heart and not happy when they can't work their butt off. This is exactly the trait that let them hustle relentlessly when they built their portfolio in the first place. Can you just stop and go fishing?

We are at that point but it took 33 1/2 years working in the semiconductor industry to get the means to be able to do it. I put 17% of my earnings into a 401K when I was 21 and never stopped. I made 16% on average in my 401K from 2000 to 2016. We could self direct our 401K and I did it by diversifying my 401K into mutual funds. 

I retired in 2016 and had 2 paid for rental properties. I bought 12 more in 2016/2017. Then I discovered tax sale/foreclosures and bought 7 more in the next 5 years and did gut to the stud rehabs on them. We kept them all as rentals except for a few that we had to sell because we needed cash. My wife works as an RN one day a week. I work on our portfolio a few hours a week but I don't know when I'll stop. It's the thrill of the hunt I think and like Marcus said, you can't just fish all the time!

You need to talk to his IRA custodian. They are the only ones that can give you proper advice.
