Using a family members IRA to fund real estate deal

Maybe a unique question but not finding sound advice from the internet or tax advisor. My father would like to use his IRA to invest in a real estate deal with me where I am the debtor and he earns a guaranteed return on his investment. He would like to accomplish this without triggering a taxable event for him. I know I am a disqualified person according to the IRS, does anyone know of a way to structure this?
