I make more managing my SDIRA myself than I would investing with anyone else. I wouldn't pay a fee to anyone to manage my money. I self directed my 401K while I was working at Motorola from 2000 to 2016 and averaged 16% over that 16 year stretch. I've made way more than that in my SDIRA since I retired in 2016. I know, I know, I was lucky, the real estate market was easy from 2016 to 2022, but I did it without paying anyone a fee. P.S. - IF I ever did invest with someone it would be with @Brian Burke though. He is a rock star.

The septic tank at our river cabin was put in the 1980’s and still works as good as it did when it was put in. A lot of new septic tanks are required to be aerobic, but they work just fine too.

I have a rental house in this situation. My house is 1 house away from being in city limits. When I needed a new septic I tried to see if I could just tap into city sewer and they said yes, but only if I agreed to be annexed into the city and pay city taxes. Nope, not doing that. I'm not sure how much that will affect the value on re-sale so I didn't really answer your question. I've seen ZZ Top many times and you will have a blast! 

 Big time thanks Mike! The house in question is a primary & if they annex....we're out. No more dirt bike riding, no more shooting. It'll really ruin our quality of life. The City has been (very) slowly moving out, but there's immense push back from locals. I've seen property values rise, in some areas though. Thanks again & Rock on!!

That's a shame if they do that but hopefully you will be able to find an even better place! 

A few of my rentals are in Rock On Rentals LLC. I had a company called Rock On Handyman Service years ago that I started after I retired just to keep some young men busy. I like the way Rock On sounds!

Keep it as a rental or sell it to break even. This is not a good market to sell a house. I bought a house to flip in February that we figured ARV was $294,000. It appraised at $265,000 which didn't leave a lot of profit after selling costs so we just turned it into a rental. It was a bad decision on my part to think it would sell quickly but I'm ok holding it for a few years until the market turns again.

It’s only 4.5 miles from my house. Saw Pat Benatar 20 ft from stage. Neil Giraldo is an incredible guitarist. Lots of great local musicians. You have got to have a chicken fried steak next door too!

No. That will blow all over and rip. By the way...that is a fugly looking item. Why do you even have it? Maybe try those slats that fit inside the chain links?

I decided to frame in a bedroom on the 288 sq ft covered porch. This will allow bigger groups and more revenue for the cabin and then we will be at 688 sq ft. My goto bank will do a DSCR loan on since it will then be over 600 sq ft. 

 Who is your go to bank?

I have a few that I like to work with. Guild Mortgage in San Antonio, Helen is the best! When I stopped being able to get conventional loans I started with some hedge fund guys that consistently beat everyone else’s DSCR terms/rates. He can respond if he wants to.

I only buy in Comal and Guadalupe County. I’ve bought more in Guadalupe than Comal. Comal County went absolutely ridiculously high in 2018. Here is a pic of the Travis county website you need to register with.
