those of you out there that look for capital and financing partners.. we all know about self directed IRAS solo Ks etc.
But it appears that with this new order folks can direct their company 401ks to private equity.
I dont know the details or how that would work but if that free's up those funds to be directed to private equity
I would think the bigger syndicators like @Brian Burke or BAM or any other folks will have a new trough to drink out of.
@Ian Ippolito Ian whats your take on this.. I dont know more than the headlines but curious to see how this will work in the real world

I'm looking at properties in Florida for STR's. The area I'm looking, most of the homes have septic tanks. Should I stay away from houses with Septic tanks? Is it a big risk to buy a home with a septic tank?

Hypothetically if a house is in a semi rural (exurban?) Neighborhood that's just outside of the city limits and the city annex's that Neighborhood what happens to the value?
For context; 2-5 acre parcels, on septic, no wells anymore as water district already capped wells and provide service. On Propane, but has electrical by utility.
Im well aware of the mechanics i..e., sidewalks, streetlights, storm drains, etc.
My question is more in line of appreciation, desireabilty, and buyers pool etc.
TIA
Big time thanks Mike! The house in question is a primary & if they annex....we're out. No more dirt bike riding, no more shooting. It'll really ruin our quality of life. The City has been (very) slowly moving out, but there's immense push back from locals. I've seen property values rise, in some areas though. Thanks again & Rock on!!
A few of my rentals are in Rock On Rentals LLC. I had a company called Rock On Handyman Service years ago that I started after I retired just to keep some young men busy. I like the way Rock On sounds!

Hello all,
I posted a while ago in another forum about the flip that i did recently.
Address - 19145 zipcode (Philadelphia)
We initially came up with the price of 380k and got a lot of showings but then the showings died completely since 3 weeks, we reduced the price by 10k to 369k right now but there has been no attraction. All in we were at 328k (including holding costs) and at 380k we were making some profit, but that profit is completely dying right now. We are trying to break even or get a refi and hold for a year. What are other people in the market seeing and how do you think i can move this property?
Please msg if you want me to send you address or zillow link. Thanks

No. That will blow all over and rip. By the way...that is a fugly looking item. Why do you even have it? Maybe try those slats that fit inside the chain links?

We have a 552 sq ft cabin on the river that is bringing in about $24K rents as a short term rental. Are there any lenders that will do a loan on that small of a property? It will appraise approximately $300,000 and currently has no debt.
Who did you end up going with?
Who is your go to bank?

What counties do you like? Where have you had the most success?
I'm in Texas but rarely go to the sales around you.
Do you know what law firm handles Travis county sales?
I never see those posted with the big firms.
I'd be interested to see what gets posted and actually sells.
