Opinions/experiences on house being annexed

Hypothetically if a house is  in a semi rural (exurban?) Neighborhood that's just outside of the city limits and the city annex's that Neighborhood what happens to the value?

For context; 2-5 acre parcels, on septic, no wells anymore as water district already capped wells and provide service. On Propane, but has electrical by utility.

Im well aware of the mechanics i..e., sidewalks, streetlights, storm drains, etc. 

My question is more in line of appreciation, desireabilty,and buyers pool etc.

Depends on the municipality. If it's a desired location, then being annexed is a positive for home values. There are a lot of places in the Midwest and even northeast where the town/city is considered a dump or slum and being annexed will negatively affect your values. 

Easiest way to figure this out is look at similar houses that have recently sold inside and outside city limits (similar to each other, not necessarily your house). If there's a decent discrepancy in sales price you'll have your answer.
