Joint Venture (Silent Partner – Seed Capital Model)

I currently own a real estate brokerage in Phoenix, AZ and worked as a Loan Officer for 8 years before branching out on my own. While I’ve been on the finance and retail side of real estate for years, I’m now launching the wholesale side of my business to capture off-market opportunities and serve my investor network more directly.

  • The Model: We wholesale discounted off-market properties to our existing cash buyer base as well as new investors we’re adding daily.

  • The Ask: A seed capital contribution of $5,000–$10,000, earmarked strictly for marketing and operations (CRM setup, skip tracing, direct-to-seller outreach).

  • The Return: Silent partners may choose between a fixed ROI of 60% within 6–9 months, or a profit share from the first few wholesale deals closed.

  • The Security: Funds are tied directly to deal generation and managed through proven systems — acquisitions, dispositions, and closings are handled in-house.

I’m targeting 6–10 wholesale deals per month, with average assignment fees of $10K–$15K. This is a strong opportunity for a truly passive partner to earn attractive returns while I handle the operations.
