UCC-1 on a property

Alexis Ortiz
Posted

Hello everyone. I just started getting to the real estate business. I Just purchased my first property in foreclosure. It has solar panels installed. Everything looked good, the only lien on the property was from the bank. No HOA or no liens from a solar company. After I purchased it I did some digging and found out that there is a UCC-1 Filing on the property from Good Leap for the solar panels. Is there anyone that can give me advice on or a better understanding on the UCC-1? Would I have to owe Good Leap any money? I plan to sell the property would that hinder my sale? I did a title search and found nothing on the property.

Thank you

Alex Ortiz

You can continue the lease, buy them out or tell them to remove panels. Most likely will have issues selling home without it resolved.

the company you mention from reddit posts appears to be very difficult to work with so I would strongly recommend you get an attorney to deal with this
