Distressed owner's & properties among MLS listings
Late last year a friend bought a property through a wholesaler. Now she is trying to grab onto whatever way she can to find a distressed property to invest in. Her latest idea is to find distressed properties within all the MLS listings. How realistic is that when all we have to go on are county property records. Thanks

@Bob Ward if your friend had success finding what she wanted through a wholesaler, why isn't she just doing what works? I don't get when people try do something different after finding success. But, let's assume there are "plenty" of distressed properties on the MLS in your area. You know who else can see those? Everyone. Including every AI program that has already found them and made offers. So, you have SIGNIFICANTLY more competition when you find a property on the MLS. You know what else you have? A listing agent (well, usually). And that listing agent's whole job is to get the MAXIMUM amount they can for the property. Don't get me wrong, a wholesaler's job is also the same but I get so many more deals through wholesalers than I have through the MLS. Off market. That's the most likely path to success.
