If you're actively buying today, what city or neighborhood are you most bullish on, and what's driving that decision?

dfw is definitely a massive market, so instead of focusing on just one spot, i like to zoom out and look for the economic drivers. i'd start by checking the municipal websites for job growth projections and any major infrastructure plans, like new highways or corporate campuses coming in. those create demand. then, use your county appraisal district or tax assessor's website to track sales data and new construction permits in those areas. you want to find sub-markets with consistent appreciation and rental demand fueled by that growth. it's less about a secret hot spot and more about following the money and people.

For cash flow and scalability, many are comparing markets like Ohio and other parts of the Midwest where acquisition costs are lower and rental demand remains steady. The neighborhood still matters most, but finding a market where the deal has room to breathe can make a big difference. Good deals are out there, they just require a little more digging today.
