Any advice on the best FSBO strategies/steps?

I sold my house as a FSBO and would do it again. I used an online site that worked similar to the MLS and featured only FSBO listings. Had a professional sign and everything. I suggested that the buyer use a form very similar to the one used by Realtors (actually got a copy and adjusted it for my needs). I also had the closing go through a title company which utilized their in house lawyer which saved me hundreds.

I've had a friend work with a local Realtor here in the Phoenix area who charged a flat $400 fee to list the property on MLS. That Realtor does not act as seller's agent, does not show the property, and does not receive any commission based on the sales price. However, you would still be obligated to pay a Buyer's Agent who facilitated the purchased on their client's behalf. My friend specified in the MLS listing text that the max he was willing to pay to buyer's agent was 2.5% commission (you could try an even lower percentage, but many buyer's agents would probably leave yours off their list of houses to show)

Thanks, Christopher. I probably should have been more clear in that post. In fact, I am pursuing some seller financing deals currently...still a lot to learn. I think I was trying to say I want to avoid the realtor fees on my current project when it goes to market next month...considering listing myself...

Typically you'll find them to produce owner finance or lease option type deals.  Since you are a rehabber, is that what you were thinking of doing with these properties?  I personally haven't found any FSBO leads that warrant a wholesale or flip spread.
