Portfolio Binder/Continuity Book

Hello guys/gals

I was just curious if any of you guys have a Portfolio Binder/Continuity Book or something for you rentals?

IF you do, what type of documents do you have in this book?

I have several different properties in several different areas due to my PCS moves.  What I keep for each property 

Original sale contract 

Mortgage / recent mortgage statement

Property management info - to include name  / phone 

property tax sheet (even in mortgage pays it)

property insurance info 

any major repair / expenses (roof/ appliances ) invoices

spreadsheet that shows  rent / expenses / taxes / insurance ..  and mort balance that is linked to a master spreadsheet
