Rental house sale

So I have a rental property in Iowa. I am sitting on approximately $40k in equity I would like to tap into at closing. The property is rented with quarterly cash paying tenants. How do I go about selling the property with a paying tenant in it and still walk away with my equity? This is going to be a FSBO as will. Thanks!
