Using Experian for prospects list?

Question

I am in the business of brokering real estate notes for a bank. And I'd like to expand my prospects list. While attempting to do so, I ran into Experian, and apparently they sell lists of note holders. Does anyone have any thoughts on acquiring a list from Experian?

@Joe Gore Experian seems to offer better deals for purchasing more names, but they don't seem to allow you to go below $100. I might check them out, but I might try Advanced Data Services first.

@Scott Arpan Thanks so much for reminding me about Advanced Seller Data. I knew of them some time ago, and then forgot all about them. I hear they are the best in the business of note leads. I've never actually tried them before, but I will now!

There are a lot of companies that offer note holders lists. Most offer a certain quality of data at a price point to match the quality and data coverage.

You can pay as little as 5 cents a for a list with a ton of duplicate names that gives you nothing more than the note holder’s name and mailing address. On the other end of the spectrum 25 cents per record will get all duplicates removed, validated and move updated note holder addresses, loan and sale price, property type etc. Some companies require volume contracts, other don't

You might also look at Dataquick, Black Knight, Advanced Seller Data and Note Lead.com for comparisons on what fits your marketing plan best. If you are just looking for notes in your area, a local title company might pull a list for you with the expectation you send any title and escrow work their way.

Experian does sell a list of note holders, but it is not cheap and the phone numbers you get are only about 70% working numbers. I only buy credit header data from Experian but in the pass, they tried to sell me the note holders list.
