Am I doing the title process correctly?

Question

So I have closed on 5 homes now in 6 months. Every time I am waiting for title to come back I feel like I am holding my breathe hoping it comes back "clean". I haven't had an issue with one yet. But I am always stressed out waiting to hear from the title co. Am I viewing this wrong? I know that I will probably encounter problems in the future so I want to make sure I am setting myself up for success.

You never really know if there may be some hidden title defect until you get the report back. Wish there was some other way. I'd say the only way to really reduce the anxiety is to not hang a lot of hopes on each individual deal. The only way that's going to be easy is to get so many deals going at once that one deal isn't going to be that big of a hit if it doesn't close.

We should all have such simple problems. Consider that the title process is one meant to protect you and is good for you. The last thing you would want is to get stuck with a property that had title issues that would only lead to more disappointment and hardships.

You seem to be doing great up to now and I know you want to keep the momentum going but consider that real estate investing can also be fraught with dangers and pitfalls. You are being kept from that through the title process. Do not view the title process as being apart from your real estate purchasing process.

I would look at my purchase of a property as being an attempt and not a given. Just mellow yourself out and do not be so head strong or so outright optimistic as you may find one day that a property you want to purchase does have title issues that will need to be solved.

No problem. I tend to perk up a bit when I see questions about title since I spent ten years as a title insurance agent. I know finer points may have changed some in the 7 years I've been out of it but the general ideas are still the same.

I'm really impressed by your level of activity and I'd be interested in finding out how you're generating enough leads to close on that many deals in that amount of time while working a full-time job. I've been trying to get some things going but I've had a lot of family issues and "life" that seems to occupy a lot of my time. I've been going at this since July and the first deal I had lined up ended up melting down...due to title issues. :) I've set a goal to have my first property closed by the end of February.

@Jim Viens I really appreciate you chiming in on my threads. You seem to have great answers that are just what I need to hear. You are absolutely right. It stresses me out because of the amount of deals I have going. What a great goal.
