Active members in Jacksonville, Florida?

Question

BP Nation,

Any active wholesalers, mobile home guru's, or flippers out there in Jacksonville, Fl area?

My brother is looking to become active in the local REI community and may be looking to do a fix and flip on a fair lot in south jax. May be looking to purchase something as a primary residence there in the near future as well.

Also, any recommendations on local REI's that he could attend? Detail? (first meeting free, membership cost, etc.)

Any help would be greatly appreciated!

When you say south Jax, that can mean a few things. There's Mandarin where I live which is still in Duval county, but there is a large higher-end development just a bit further south called Nocatee (which is actually in St. John's county.  There is a Jacksonville REI meetup.  I'm actually going to my second local Mandarin meeting tonight.  Do a Google search, it's still too early for me to give you my impression.

Mandarin is a nice area, mature trees and good schools.  That's why I live there.  Julington Creek (just across the river from Mandarin) is also a very nice area but a bit more pricey.

Mandarin is not cheap--generally the higher end of Duval County except beaches.

However, it is a better area for retail sales if you are flipping.  Beach is hot right now.

I have not looked in Mandarin much, but it seems like a lot of the houses were built there in the 80's from what I recall. So there are probably a lot of houses ready for updates/renovations, as well as a lot of houses with a good bit of equity to facilitate good deals. Does any one else who's active in the Jacksonville market think 40-75 range is low? I have no clue about fruit cove though.
