I have never dealt with building an ADU in the are, but it seems doable. Not too common here honestly. I am a local wholesaler and agent in the area.

You can buy up a 4plex with the VA loan as well. There are not that many but they do pop up from time to time. Feel free to reach out if I can help at all.

As far as the local area, the market is great for rentals as the military seems to keep it fairly stable. We also have a great local investment club, The Professional Investors Guild. They meet monthly in Destin and other locations.

@trevor Welcome to the area. This is a good area for rentals becuase there are so many military members along the coast. I am a local wholesaler with deals from pensacola to panama city. Feel free to reach out and we can get you on our buyers list and hopefully find you something soon! 

Good luck! I know it will be tough, but I am certain it will pay off when you do find the right deal. Have you already "Driven for dollars" and sent the potential distressed properties a letter?

Are you going to go to every single house? or only distressed properties?

You may want to setup an agreement with a realtor as well. If you find some property owners that want to sell at a higher number you could potentially get a $500 referral fee from a local realtor!! I use that in my business!
