I am interested in South Temecula, Ca.    We would like to first purchase a home, live there for a few years, and then turn it into a rental.  What advice would you give to someone who would like to "house hack" for a few years and then turn it into a rental?

For example:

-We would like to stay under 350k

-Single Family home

-no/low hoa

- what are some other things should we be looking at in terms of floor plan, amenities, and specific locations, or anything else we might be overlooking.

Any advice would be much appreciated.
