Where do You find Investors?

Question

How do you find your investors? Is there a list to purchase? Do you post ads someplace? I am looking to update my list, but other than utilizing Craigslist I have no clue how to find investors. I am considering becoming a member of a REI group here in Houston to maybe have access to more investors. Please chime in with your thoughts. Thanks.

The cheapest way I have found was Craigslist and bandit signs. I posted a vague ad on Craigslist and my email blew up and I found a buyer before I could even get the sale agreement back from the seller. A bandit sign that says something along the lines of "Fixer Upper" or "Handyman Special" works too. I save every contact that calls or emails me and that is my database. I am just getting started but it's all falling into place :) Good luck!

Find a great deal.  Investors will flock to you if you have one.  Buying lists is a waste of time.  If you find a steal, they will come.

Ok - You have a deal.  Post it on Craigslist, BiggerPockets Marketplace, etc. If the deal is a real deal, you'll have no problem in getting queries.  Be prepared to share all the numbers . . .

Royce Billiot  You can post an ad in the Marketplace here on BP, I think you would have to upgrade your account to Pro or Plus in order to do so. In a big market like Houston, there are plenty of investors, just need to get your name in front of them.

i would agree with most of the people the market place on BP would be great place to start reason they are going to drill you on question and make sure you have the right info not like crag list with just a post.What that will do will help you post better info next time . If its a good deal they will find you investor are like sharks and alot of them can smell a good deal  and they will flock to you with alot of offers.

I know that I have had some success finding investors, wholesalers and more from going to meetups from Meetup.com.  Check and see if they have any "Have and Want" investor  meetings or training coming up soon.  You can search for them within the meetups and join.  I hope this helps. ( :

Welcome to Bigger Pockets! Networking is key.  Tell everyone you know your are a real estate investor & attending real estate club meet-ups is a great way to meet other investors.  While there be sure to arrive early so you have a chance to introduce yourself and mingle.

Review profiles of active posters on here, review their prior posts if the profile states they're a private investor/lender, and then perform due-diligence by making sure they've actually funded prior deals.  You're talking to one, right now.

Just a word of caution. Whatever scheme you design to solicit investors run it past an attorney to be sure you will not be violating any SEC rulings or laws. Its easy to step outside the rules if you are not aware or careful about what is legal for you to do.
