Should I Disclose I am an Agent?

Question

When sending out yellow letters, should I disclose that I am a licensed real estate agent up front or can I make some initial contact and then disclose at our first meeting?  What do you recommend?  How would you word it so you don't turn folks off from working with you?

I know that in s. carolina, I have to disclose that I am a Realtor on any ad or flyers that I send out.  I even disclose on my fsbo listings (which i own myself) that the seller is a licensed sc realtor.  best of luck to you.

@Shamus Quirk Check your local regulations. Some states require it, some don't and some only require it if you intend on listing their home (meaning if your only intention is to BUY the home, then you are not required to disclose).

You should really look into what your state real estate commission says about it. I know it would be required in my area, along with a disclaimer that it is not a solicitation if the property is already listed with another broker

If you're sending me yellow letters, pretending to be someone just interested in my house who is sending me a personal and unsophisticated note inquiring about whether I might want to sell (and that impression is the whole point of yellow letters) and I LATER find out you are an agent, I am not going to be pleased.

Also, check your state law and ethics guidelines about when disclosure is required.

Disclosing early seems to me to have no downside.
