4th bedroom vs formal dining

my wife and I are planing to flip a house and we are having a disagreement about the layout.

There is a super awkward 4th bedroom and very tiny dining room. One of us wants to keep the 4th bedroom the other wants to make it a formal dining room because it right off the kitchen.

What do you guys think? Which will add the most value?

You should do whatever your wife says. She is wise in such ways. You should just swing a hammer and be happy.
