you can make lots of assumptions based on the information.
For example: if the home is over 30 years old you probably need a water heater, roof, new cosmetic items, and so on.
If the properties are not occupied, ask how long they have been empty. A house that's been abandoned will go downhill quickly; gutters, fascia, plumbing. Etc.
Also, the year it was built. Codes on such change over time. A home built in the 50s will likely have the same problems as other homes in the area that were built around that same time. Lead paint and pipes, asbestos, layout/design.
All that being said, if you are talking to the owners, they should be able to let you see the inside of the house. I can't think of a reason why that wouldn't be possible for someone who wants to sell a home.

I'm getting ready to sell a property. The home needs about $45,000 to be fully remodeled.
3292 square feet
.998 acres
3 or 4 bedrooms
3 bath
Comps are hard to come by. The county only has 6 similar properties. What do you think I should ask.

mortgage foreclosure, on January 21 and the home is vacant. The current owner is a law firm. It's a cash auction and I think I'll have to pass on it. I'm having a difficult time coming up with sufficient funds.

hey everyone,
I property that I have had my eye on is going to auction at our courthouse.
I'm not familiar with courthouse auctions. I know that I'll be responsible for the title search, that's about all I know.
Is this a wonderful opportunity or a dangerous game? Do houses at auctions sell for drastically less or more?
Would anyone be willing to give me a play by play or send me in the direction on one?
