As I'm scrolling through the multi-family properties on realtor.com in my area, it occasionally breaks down information on the property:

  • Gross Operating Income: $22800
  • NOI: 19680
  • Yearly Operating Income: 24000
  • Other Income Description: None
  • Yearly Operating Expense: $3120
  • Maintenance: 50
  • Assessed Imp Value: $39513
  • Assessed Land Value: $10500
  • 2 Bedroom Rent: $500
  • Separate Meter: Electric
  • Tenant Pays: Electric, Gas

How accurate is stuff like this? Does the buyer report the numbers? What are the chances these numbers are lies?
