In KC doing it!

3 months of research and self educating, I Making the leap to get started. Here I am in KC this weekend meeting with a few turnkey providers. Excited and nervous at the same time. I brought a friend/coworker with me that is from KCMO and all my other coworker's think my husband an I are crazy for wanting to buy, hold and be landlords. Also, add in that the properties would be somewhere out of state in the Midwest seems even more mind baffling to them. It's something that my husband and I are so excited about but every time we mention it to others, they give us that 'why would you do that' look. Here I am though, first weekend away from my kids in 5 years. What I want to ask you BPers is what would be the best things to look out for and questions to ask. I believe I have come somewhat prepared but just want to see if there was something I did not think of or any good tips out there.

make sure you run your own comps with a third party agent, or yourself. I've seen some crazy overpriced houses from turnkey providers in the Kansas City suburb area where the streets they were trying to sell were in bad neighborhoods with low comps.
