Baltimore Market

I am a licensed realtor in DC and MD. Looking to purchase my first property (2-4) unit owner occupant property via FHA in Baltimore. I live in DC and know nothing about the Baltimore market. What areas are good to focus on, the city or the county, zip codes? Could I possibly use the brrr strategy on my first deal? All advice would be greatly appreciated.

@Account Closed way to hate on Baltimore!  I invest and have family and friends that live there, they are all living happy peaceful lives :) there's good and bad everywhere!!! just saying.
